The staff of GHR Consulting Services, Inc. has completed and reviewed well over 700 Phase I and Phase II Environmental Site Assessments for various types of properties, including multi-story office buildings, office complexes, warehouses, manufacturing facilities and other industrial facilities, condominiums, hotels, restaurants, small and large commercial facilities, vacant land and unimproved land. A large portion of Phase I and Phase II Environmental Site Assessments and Transaction Screens of these types of properties were provided for the Federal Deposit Insurance Corporation (FDIC), where the service was being provided under similar circumstances, namely, a failed asset requiring environmental assessment as part of establishing the property's market value. The environmental site assessments performed by GHR Consulting Services, Inc. for the FDIC have been recognized as being of the highest quality. Often, Phase I and Phase II Environmental Site Assessments requested by the FDIC need to be completed on a very short timetable. In this ten-year relationship, GHR never failed to accept the assignment nor failed to meet the completion deadline of the assignment.

 
 


Phase I Site Assessments

Phase I Environmental Site Assessments evaluate liabilities that may be associated with a property as a result of current or past uses of the site and surrounding properties. GHR has extensive experience in determining the potential for contamination at a property, characterizing the extent and degree of contaminants and identifying their source. GHR’s site assessments and transaction screens exceed requirements of the current ASTM Standard. Realtors, lenders, insurance companies, and prospective or current owners of property benefit by a professionally completed Phase I report.

Phase II Site Assessments

If a Phase I Environmental Site Assessment or other information identifies areas of a property or facility that are suspected of having contamination, a Phase II Environmental Site Assessment is often required to investigate the groundwater and soil. Field activities may include the advancement of soil borings, soil sampling, stream sampling, monitoring well installation, and groundwater sampling. Our technical personnel are well schooled in hazardous materials handling and field safety practices, and maintain their skills through annual refresher training.
